Installing Large-Format Tile on a Balcony and Loggia: Turn Extra Space into a Functional Room

Ілюстрація до статті: Монтаж великоформатної плитки на балконі та лоджії: перетворіть додатковий простір на функціональну кімнату

A balcony and a loggia are valuable extra square metres of your apartment that are often used inefficiently or simply as a store for unneeded things. Modern insulation and cladding technologies let you turn a balcony into a full functional room: a study, a relaxation area, a winter garden, a fitness corner or an extension of the kitchen. M-STONE offers professional services for the installation of large-format tile, porcelain stoneware and natural stone (travertine, marble, onyx) on balconies and loggias in Kyiv and across Ukraine. We will create a space for you that is not only beautiful but also practical and durable.

Why is large-format tile an ideal choice for a balcony and loggia?

Advantages of porcelain stoneware and natural stone for balconies

1. Frost resistance and resistance to temperature fluctuations

Even if your balcony is insulated and glazed, temperature fluctuations here are greater than in living rooms. In winter (if the balcony is not heated) the temperature can fall below zero, and in summer on the sunny side the floor heats up to +50°C and above. Porcelain stoneware withstands temperature fluctuations from -50°C to +50°C without deformation, cracks or delamination.

Frost resistance of porcelain stoneware: over 150 freeze-thaw cycles (over 300 cycles for facade series). This means that even on a cold balcony the tile will last for decades.

Natural stone (granite, travertine) also has high frost resistance, but needs additional treatment with water-repellent products to protect it from moisture and salts.

2. Waterproofness and resistance to moisture

Moisture can build up on a balcony and loggia, especially open or poorly waterproofed ones: condensation, rainwater, melted snow. Porcelain stoneware has water absorption below 0.5%, meaning the material does not absorb water at all. The floor does not deform, swell, go mouldy or get covered with fungus.

For comparison:

  • Laminate absorbs water, swells and loses its shape.
  • Parquet darkens and deforms from moisture.
  • Linoleum can peel away from the base.

3. UV resistance (it does not fade in the sun)

A balcony on the south, east or west side receives a lot of sunlight. Many materials (laminate, linoleum, some kinds of tile with unstable dyes) fade, lose colour and yellow. Porcelain stoneware and natural stone are completely UV resistant: the colour stays unchanged even after decades of use in bright sun.

4. Wear resistance and resistance to mechanical damage

Heavy things are often stored on a balcony (tools, bicycles, sports equipment), furniture is moved around, and heavy pots with plants are placed. Porcelain stoneware withstands loads of up to 300-500 kg/cm² without deformation and does not get scratches, dents or chips.

Hardness of porcelain stoneware: 6-7 on the Mohs scale (like granite). That is 2-3 times harder than laminate, parquet or a wooden board.

5. Easy care

A balcony often gets dusty, and dirt from the street is brought in on shoes. Porcelain stoneware is easy to wash: just wipe it with a damp mop. The material does not absorb dirt, stains or grease. For a deep clean you can use any cleaning products, including aggressive ones.

6. Aesthetics and a wide choice of design

Modern porcelain stoneware imitates any natural material: wood, stone, marble, concrete, metal, fabric. On your balcony you can create:

  • A cozy atmosphere: porcelain stoneware imitating natural wood (oak, ash, walnut).
  • A modern style: porcelain stoneware imitating concrete, metal, slate.
  • A luxurious interior: porcelain stoneware imitating marble, or real travertine and marble.
  • An eco style: natural stone in beige, brown and green shades.

Tile formats: from 30×60 cm to 120×120 cm. For balconies of small area (3-6 sq. m) we recommend formats of 30×60 cm, 40×40 cm, 60×60 cm, which do not visually overload the space.

7. Durability (50+ years)

Porcelain stoneware and natural stone are among the most durable materials. The tile does not wear away, lose colour or deform. Laminate on a balcony lasts 5-7 years, parquet 10-15 years (with perfect care), and porcelain stoneware 50+ years without any repair.

8. Fire safety

Porcelain stoneware is a non-combustible material of class NG. On a balcony, where flammable things are often stored or people smoke, this is especially important. The tile does not ignite or release toxic gases.

9. Eco-friendliness

Porcelain stoneware is made from natural clay, quartz sand and feldspars, which are environmentally clean components. Travertine, marble and granite are natural rocks. Such materials do not release formaldehydes, phenols or other harmful substances.

Types of balconies and loggias: features of cladding

1. An open balcony (without glazing)

An open balcony is exposed to every kind of weather: rain, snow, wind, frost, direct sunlight. Only frost-resistant facade-series porcelain stoneware (frost-resistance class F200-F300) or natural granite suits such a balcony.

Requirements for the tile

  • Frost resistance: at least 150 cycles.
  • Anti-slip surface: R11, R12 (rough, relief).
  • Water absorption: below 0.5%.

Installation: waterproofing of the base is mandatory, with frost-resistant adhesive and grout.

2. A glazed uninsulated balcony

The balcony is protected from direct precipitation but is not heated. In winter the temperature may fall below zero. Frost-resistant porcelain stoneware or natural stone suits it.

Requirements for the tile

  • Frost resistance: at least 100 cycles.
  • Anti-slip surface: R10, R11.
  • Water absorption: below 0.5%.

3. A glazed insulated balcony (without heating)

The balcony is insulated (polystyrene foam, mineral wool), but the heating system is not connected. The winter temperature is +5…+15°C (depending on the quality of insulation). Ordinary porcelain stoneware for interior use or natural stone suits it.

Requirements for the tile

  • Frost resistance: preferably at least 50 cycles (just in case).
  • Surface: matt or glossy (to your taste).

A recommendation: install underfloor heating (an electric mat) to maintain a comfortable temperature of +18…+22°C.

4. An insulated and heated balcony (joined to a room)

The balcony is fully integrated into the living space, heated, with a temperature of +20…+24°C all year round. It is a full room. Any porcelain stoneware or natural stone to your taste suits it.

Requirements for the tile: the same as for living rooms (a living room, bedroom, kitchen).

A recommendation: underfloor heating for maximum comfort.

The process of installing large-format tile on a balcony: stages of work from M-STONE

Stage 1: consultation and a specialist’s visit

What we do

📏 We measure the area of the balcony/loggia and take the shape into account (rectangular, trapezoidal, L-shaped).

🏗️ We assess the condition of the base: a concrete slab, a wooden floor, old tile.

🌡️ We determine the type of balcony: open, glazed, insulated, heated.

🎨 We show tile samples: porcelain stoneware, travertine, granite in different formats and colours.

💡 We discuss the need for:

  • Waterproofing (mandatory for open and uninsulated balconies).
  • Floor insulation (if the balcony is joined to a room).
  • Underfloor heating (an electric mat for comfort).

📋 We draw up an estimate with a detailed calculation of work and materials.

Stage 2: preparing the base

Removing the old covering

  • We remove old linoleum, paint, wooden boards and old tile.
  • We clean the concrete slab of dirt, dust and adhesive residues.

Assessing the condition of the concrete slab

  • We check for cracks, chips and delamination.
  • We repair defects with cement-sand mortar or repair mixes.

Levelling the base

  • We check the level with a laser level.
  • Permissible differences for large-format tile are 2-3 mm over 2 metres.
  • If the differences are more than 5 mm, we make a levelling screed or use self-levelling mixes.

Waterproofing (mandatory for open and uninsulated balconies)

Waterproofing protects the slab from moisture penetration and prevents leaks to the neighbours below.

Types of waterproofing

  • Coating (bitumen or polymer): we apply 2-3 layers with a brush or roller.
  • Roll (roofing felt, bikrost): we stick it onto bitumen mastic with an overlap of 10-15 cm onto the walls.
  • Penetrating (Penetron, Kristalizol): chemical crystallisation of the pores of the concrete.

The best option for a balcony: coating waterproofing (Ceresit CR 65, Mapei Mapelastic) + additional roll waterproofing at the junctions.

Floor insulation (for insulated balconies)

If the balcony is joined to a living room, we insulate the floor:

  • Extruded polystyrene foam (Penoplex, Tehnopol) 30-50 mm thick.
  • We lay it on the waterproofing and tape the joints.
  • On top, a cement-sand screed of 3-5 cm or a self-levelling mix.

Installing underfloor heating (optional)

For maximum comfort we install electric heating:

  • A heating mat: thin (3-5 mm), laid directly in the adhesive under the tile.
  • A heating cable: laid on the screed and covered with a 3-5 cm layer of self-levelling mix.

Underfloor heating power for a balcony: 150-180 W/m² (higher than in living rooms because of greater heat loss).

Priming the base

  • We apply a deep-penetration primer (Ceresit CT 17, Knauf Grundiermittel) to strengthen the concrete and improve the adhesion of the adhesive.

Preparation time: 3-7 days depending on the scope of work.

Stage 3: choosing the adhesive mix and grout

For open and uninsulated balconies

  • Frost-resistant adhesive of class C2 S1 or C2 S2 (flexible, frost-resistant).
  • Recommended brands: Ceresit CM 17, CM 117, Knauf Flex, Mapei Keraflex Maxi S1.

For insulated and heated balconies

  • Ordinary adhesive of class C1 or C2.
  • Recommended brands: Ceresit CM 11, Knauf Fliesen, Mapei Kerabond.

If there is underfloor heating

  • The adhesive must withstand temperature fluctuations (marked ‘for underfloor heating’).

Grout for the joints

For open and uninsulated balconies

  • Epoxy grout (Litokol Starlike, Mapei Kerapoxy): completely waterproof, frost-resistant, flexible.

For insulated balconies

  • Epoxy grout (the best option) or cement grout with a water-repellent additive (Ceresit CE 40, Mapei Ultracolor Plus).

Grout colour

  • For the effect of a seamless surface, grout matching the tile.
  • For contrast, dark grout (graphite) for light tile, or vice versa.

Stage 4: laying the large-format tile

The tile layout

Balconies often have small dimensions and a complex shape (narrow, trapezoidal). A dry tile layout helps to:

  • Determine the best way of laying (straight, diagonal).
  • Avoid small trimmed pieces in visible places.
  • Achieve symmetry.

The way of laying

For narrow balconies (width 80-120 cm)

  • Across the balcony: laying the tile perpendicular to the long wall visually widens the space.

For wide balconies/loggias (width 150+ cm)

  • A straight row: laying parallel to the walls.
  • Diagonal: visually enlarges the area.

Applying the adhesive

We use the ‘pull-off’ method: we apply the adhesive to both the base (a notched trowel of 8-10 mm for 30×60 cm tile, 10-12 mm for 60×60 cm) and the tile.

Laying the tile

  • We carefully place the tile on the adhesive.
  • We install a levelling system for even joints of 2-3 mm.
  • We check the level with a laser level and a straightedge.
  • We tap with a rubber mallet to remove air and distribute the adhesive evenly.

Trimming the tile

For trimming at walls, the threshold and the windowsill we use an electric tile cutter or an angle grinder with a diamond blade.

A technological break

Do not walk on freshly laid tile for 24-48 hours (depending on the type of adhesive and temperature).

Stage 5: grouting and final finishing

Grouting (2-3 days after laying)

  • We remove the levelling clips and clean the adhesive out of the joints.
  • We dampen the joints with water (for cement grout).
  • We apply the grout with a rubber float in diagonal movements.
  • We level the joints with a grouting trowel.
  • After 15-30 minutes we wash off the residues with a damp sponge.
  • Polishing the tile with a dry cloth.

Sealing the junctions

We fill the joints between the tile and the wall, threshold and glass doors with flexible silicone sealant (for bathrooms) to protect against moisture.

Protecting natural stone

We treat travertine and granite with a water-repellent product (Lithofin, Fila) to protect against moisture, salts and stains.

Fitting a threshold

Between the balcony and the room we fit a threshold (aluminium, wooden, rubber) for a neat transition.

Stage 6: setting up the underfloor heating (if fitted)

We connect the heating system to the thermostat and test it. First switch-on is 7-14 days after laying the tile (full drying of the adhesive).

The optimal floor temperature on a balcony: 22-26°C.
